Yes. Every listing gets its own class, so bookings, cleaning, repairs and mortgage interest land under the right property, and you read a P&L per listing beside the portfolio total.
2. Why record bookings gross instead of the payout?
Because the payout arrives after the host fee and with cleaning money blended in. Recording the booking in full, the fee as an expense, and the net through a clearing balance shows both what you earned and what the platform charged.
3. How do you handle cleaning fees?
Cleaning charged to guests posts as income, and what you pay your cleaner posts as expense. Kept on separate lines, you can compare the two any month and see the margin on turnovers.
4. Can you record Airbnb damage and resolution payouts?
Yes. Resolution payouts are recorded against the repair they funded rather than as booking revenue, so your rental income stays accurate and the repair shows its true net cost.
5. What about occupancy and lodging taxes?
Where the platform remits, your books stay clear. Where you must remit, collected tax sits as a liability until paid. Registrations and filings stay with you.
6. A property is co owned with a partner. Can the books show our split?
Yes. Each owner's contributions, distributions and share run through separate equity accounts, so the split lives on paper instead of in memory.
