Mineral Title Researcher / Landman

Oct 2025 - Present • 1 yr 1 mo

Independent oil & gas mineral title research for mineral acquisition companies, landmen and royalty owners — Louisiana (Haynesville), Oklahoma and Texas. • Build mineral title runsheets in the client's format: every tract, every recorded instrument (deeds, successions/probates, judgments of possession, donations, mineral and royalty deeds, leases and releases), current owners with mailing addresses, % interest, net mineral acres, net royalty acres, lease status and royalty terms — each entry tied to an instrument number. • Chain-of-title and heirship research from county/parish online records (ClerkNet, OKCountyRecords, etc.), census, obituaries and probate files; build documented family trees and identify all heirs. • Resolve competing leases, top leases, depth-severed interests and pending index entries; match unit wells to their operator and lease of record using state well data (SONRIS, OCC). • Unclaimed royalty recovery: locate funds in operator suspense, state escrow and unclaimed-property databases; draft claim letters to payors and treasurers and heirship affidavits for title curative. • Independent QC of existing runsheets: re-verify every entry against source documents and deliver a change log with instrument numbers. • Deliverables: Excel runsheets, plain-English reports with action checklists, sources-and-proof PDFs with screenshots of every record used. Recent work: 68-tract, 636-acre Haynesville unit runsheet (DeSoto Parish, LA); 120-year chain of title from a 1906 allotment to a 2026 mineral deed with 14-heir family tree and claim package (Carter County, OK); preliminary well/production/ownership report for a new royalty owner.
