 Effectively utilizing manpower of HVAC and BMS Site staff comprising of total 21 Engineers, Technicians & Operators.  Monitoring, tracking and ensuring proper delivery of operation and maintenance work for all HVAC & BMS system in compliance to the PMPs issued by client and observing all effective report work including Auditory preparation and checklists.  Co-ordinating with Senior Management and Counseling the staff for monthly, semi-annualy and annual maintenance of all AHUs, mini AHUs, FCUs, Split Type Units, Cooling Towers and DFA/Electric Chillers including complete servicing.  Co-ordinating & Improvising what is required at the site whenever necessary, Fulfilling all contractual obligations, ensuring timely deliverance of services 24/7 in all shifts. Immediate and effective response on complaints issued by occupants.  Working closely with the Project Team to ensure work execution per applicable drawings and specifications  Execution of mechanical works as per the Contract Specification.  Selecting the suitable Mechanic to take the examination and repairing process for equipment.  Checking up the spare parts (Inventory) upon arrival and ensuring they are in compliance with the required specifications

Annual Maintenance of Cooling Tower and Chiller including complete servicing (scrapping and scrubbing the Cold and Hot Sumps, descaling its nozzles etc).  Immediate and effective response and action on complaints issued by occupants.  Documented and maintained accurate records of all design drawings and specifications for future reference and quality control
