Are you looking for a functional, thoughtful, and professionally presented architectural design for a residential or commercial project?
I'm Silenia De León Espinal, a Dominican Republic-licensed architect, Associate AIA member, and founder of DE STUDIO. I have nine years of professional experience, including extensive remote collaboration on U.S.-based residential, multifamily, hospitality, and light-commercial projects.
I can design new homes, additions, renovations, apartments, multifamily buildings, offices, retail stores, boutiques, restaurants, cafés, hospitality spaces, and other residential or commercial projects.
Depending on your package, deliverables may include schematic layouts, dimensioned floor plans, roof plans, exterior elevations, building sections, schedules, 3D models, and photorealistic renderings. I work in both imperial and metric systems.

Do you design both residential and commercial projects?
Yes. I design new residences, additions, renovations, apartments, multifamily projects, offices, stores, restaurants, cafés, hospitality spaces and other building types.
Should I contact you before placing an order?
Yes. Architectural projects vary considerably. Contact me first with the project size, location, number of floors and required drawings so I can confirm the correct package.
Can you design an entire house or commercial building?
Yes. The listed packages cover projects within their stated area limits. Larger or more complex buildings require a custom offer.
Do you provide permit drawings?
I can prepare permit-oriented architectural documentation through a custom offer. Requirements vary by jurisdiction, and documents may need review and sealing by a locally licensed architect or engineer.
Are structural, mechanical, electrical or plumbing drawings included?
No. Structural, civil, mechanical, electrical, plumbing and fire-protection engineering are separate professional services.
Can you work from an existing plan or sketch?
Yes. I can develop a project from existing CAD or Revit files, PDFs, hand sketches, surveys, photographs or clearly documented measurements.
Can you design an addition or renovation?
Yes. The client must provide accurate drawings, measurements and photographs of the existing building. Existing conditions must be verified on-site.
Can you follow local zoning and building regulations?
I can consider the regulations and information supplied for the project. Final compliance and permit approval must be confirmed by the locally authorized professionals and authorities.
What does a revision include?
A revision covers reasonable modifications to the selected concept within the original scope. A different concept, an additional floor, increased area, or a major program change is additional work.
Can you use imperial and metric measurements?
Yes. I work in feet and inches and in the metric system.
